Are you thinking of selling in 2023 and want to know the best time to do so? I recommend that you sell sooner rather than later for three reasons: 

1. Inventory is still low. The number of active listings in Northern Virginia in November was 3,141, which is down 16% from the previous month. 

2. Prices are declining. The median sales price in Northern Virginia at the end of November was $585,000, which is down 2.5% from October. Most experts agree that prices might continue to slowly decline, so it’s better to take advantage of higher prices while you can. 

3. Buyers are more serious. January is the biggest month for relocations in corporate America, which means serious buyers are out there. You should take advantage of that. I understand wanting to wait until after the holidays, but you should get ready to go quickly thereafter.
