I get it. Winter showings are not fun. It is cold, it gets dark early, and no one wants people walking through their home during the busiest time of year.
But here’s what I want you to consider before you decide to wait.

Winter showings bring fewer tire kickers
Yes, you usually get fewer showings in winter than you do in March or April. But fewer showings does not automatically mean fewer opportunities.
Winter showings are often higher quality.
The buyers who tour homes in cold weather are usually not browsing casually. Most of them are moving because they have a real timeline, like a job change, a growing family, a lease ending, or a life change that forces a move.
Motivated buyers make faster decisions. They also tend to be more flexible, especially when they have fewer homes to choose from.
Fewer choices can create real leverage for sellers
Spring often brings a wave of new listings. That means buyers feel like they can take their time. If they do not love a home, they move on to the next one.
In winter, inventory is usually tighter. When a buyer needs to move and there are fewer options, they are often more willing to:
- overlook minor imperfections
- accept that not every update is brand new
- move quickly on a home that fits their needs
- be flexible on terms
That is why winter can be a strong window for sellers who position their home correctly.

Price it right from day one
The first week is when you get the most attention. If your home is priced where it should be, you are far more likely to attract serious buyers quickly.
Make it feel like a yes
Winter light can be tricky, so presentation matters. Bright bulbs, clean windows, clutter free surfaces, and a warm first impression go a long way. If the home feels well cared for, buyers relax and start picturing themselves living there.
“But I don’t want people traipsing through my house right now”
Totally fair. Most sellers feel that way.
